abbey gardens, st john’s wood


this grade II listed semi-detached property was looking a bit tired and did not live up to its potential in this affluent area of London. we converted the attached garage to be used as the lower level side entrance to the building, with a utility space behind cupboards aligned along the boundary wall and a small study overlooking the rear garden behind. a large opening leads the visitor to a new entrance hall boot area with new stairs leading up to the grand hallway at upper ground floor level. a small guest toilet is set discreetly underneath the stairs. the remaining space shares an open serving kitchen facing the road, with a large dining area behind, an open fireplace separates from the new extension which we designed to replace the existing glass conservatory previously placed at the back of the property. a spacious lounge allows for informal seating with large sliding doors opening to the sunken rear terrace to enjoy the view onto the water feature which connects in a calming manner both garden levels. at upper ground, we opened up both connecting reception rooms and upgraded finishes to walls and ceilings. the interiors and furniture have been designed by Boutique Interiors within the 3s premises.
